One of the most important aspects of employing a specialist contractor to handle a task is that, when the main parameters of the task undertaken requires a fast turnaround, then the project is generally deemed extremely time critical.
The latest Plant Room refurbishment carried out by Concept Building Services (Southern) Limited was just that.
The existing equipment had finally reached end of life and so the decision was made by the client to, not only just replace the old mechanical and electrical units, but completely overhaul the whole facility. However, time was of the essence as the Plant Room supplied essential services to a 148,000 square foot warehouse in the Greater Manchester area.
A fifty day refurbishment was just that! Concept started work on Monday 1st March and finished the project on Friday 19th April. In that time a complete strip out of the building and renewal back to full working order took place. The work included a brand new roof, new steel door, new pre-insulated underground pipework, new boilers complete with a vertical flu system, a new LED lighting scheme and a new electrical BMS (Building Management System). In addition, Concept manufactured and installed new bespoke welded pipework throughout the structure and made bespoke pressurisation units which meant the existing infrastructure in the main warehouse, which was circa thirty years old, wouldn’t be pushed above its current capabilities and therefore reduce the risk of any potential leaks on the existing system. Lastly, by final completion, the system had been fully lagged, labelled and the floor repainted which was the final touch to revitalize a previously fatigued installation.
In any contract time management is critical and is only controlled through a combination of good organisation and a focused work ethic. The fact that bespoke equipment had to be made to order for the Plant Room and the project was finished within such a tight time frame, only confirms why we quietly yet confidently say, ‘From Concept to Completion’.
