Concept were selected following a competitive tender submission process to mobilise, construct and handover new office accommodation for the Foreign & Commonwealth Office in Mongolia.
The works undertaken were delivered using a workforce of predominately security cleared UK personnel, whilst assisted by local partnering organisations in part, with construction meeting British quality and safety standards.
Works were carried out across a 20 week programme and completed during September 2019.
Location
Construction of the new FCO office accommodation was situated on the 19th floor of the Shangri-La Office Tower in central Ulaanbaatar. A high profile building that has mixed occupancy of retail and commercial office space.Layout
The construction space and eventual British Embassy office occupies approximately 50% of the 19th floor, covering an area of 470m2. The coordinated design included a kitchenette, dining area, shower room/toilet, conference room, and open plan area for staff and offices for senior diplomats. An FB4 boundary protects the space which also includes a secure area.Office Fit-Out
Construction phase witnessed a comprehensive high specification office fit-out of the floor plate. The majority of materials and products installed were imported from the UK and produced an excellent finish, both visually and in terms of functionality.Logistics
The geographical position of Mongolia, determined that logisitics, security and the importation process was central to our bid development from the point of initiation. A total of 110 tonnes of material and equipment was imported commercially, with an additional 5 tonnes through classified means.
Concept has a full time logistics manager who supports our overseas projects.
Dependencies & Interfaces
The case study in Mongolia gives an example of successful management of this key project requirement.
The Shangri-La Office Tower is a multi-occupancy building of blue-chip companies/international organisations. Building MEP systems were interfaced
with during construction and delivery coordination was organised during designated time slots. The project structure included multiple client stakeholders, both within the daily site attendance and staff present at the existing mission.
